Hi all, I am based in Lexington, KY and have 11 rental properties. Been doing real estate for the last 3 yrs. I have also completed 6 flips, and 4 wholesale deals. I got into Noteschool as I wanted to learn how to be the bank, and also to “paper my way” out of my 11 rental properties. In addition, I want to continue to wholesale properties. For now, I am in need of a “sample land contract” that I could use here in KY. The simpler, the better. Does anyone have a sample/simple land contract document I could use as a “starter?” I will have a local attorney review the final version I create. Thanks.

What are your goals? To do the Land Contracts yourself? I would caution you to not do that. In the current regulatory environment we are in I believe that it is definitely importatnt to have the loan originator do this paperwork for us, or an attorney. The ramifications I am seeing in the legal realm for misapplied requirements in land contracts can be severe. Glad to have that conversation here if you all want to go back and forth on it.
